## Who we are

Tom and Sara Beth Reaves, a husband-and-wife team, started Palmetto Crescent Holdings in Fernandina Beach, Florida. We look for well-located self storage facilities that are underperforming or under-marketed, run them properly, and hold them for the long haul.

We are not a fund chasing quick flips. We follow the BIRD method: Buy, Increase value, Refinance, Do it again. We treat every seller and broker relationship as the start of something ongoing.

## What we're looking for

- **Asset types:** drive-up self storage; climate-controlled storage; RV, boat and vehicle storage
- **Geography:** Florida, Georgia, South Carolina, North Carolina
- **Target market:** within a 1-hour drive of a city or metro area of 50,000+ people
- **Strategy:** BIRD; value-add; buy and hold
- **Financing and structure:** flexible terms; owner / seller financing

Outside these exact numbers but think it's still a fit? Reach out anyway.
